Network 401, Brackley, Northamptonshire
Network 401 is a development containing a 7,500m2 Sainsbury’s store and a primary care centre for Brackley which rationalises a number of GP surgeries in the area that currently have restricted access facilities. Also included is a 60-bed care home plus a 16,000m2 employment allocation and a 70-room hotel.
David Tucker Associates (DTA) liaised with the Highways Agency and Northamptonshire County Council, alongside the teams from Albion Land and Sainsbury’s to produce the preliminary access road designs necessary for the new development. With steep access routes and close proximity to Northampton Road, plus potential impact on 3 major trunk road junctions, the project was not without its challenges. DTA also took part in a public consultation as part of a 2-day exhibition to ensure local people’s concerns were addressed, especially those from neighbouring villages.
As a result of DTA’s consultation, transport assessment and travel planning, the forecasted budget for trunk road improvements was reduced from just over £1m to £200,000 – a significant saving for the client.
The proposals were positively accepted during public consultation and planning permission was successfully granted in March 2014.
